1. With your comfort in mind, the request to activate the urban housing lease is made according to the availability of the products offered on the website usoinmobiliario.com. THE HOLDER, JOINT TENANTS, and USOINMOBILIARIO understand that there are two types of offers: furnished two-room apartments and furnished one-room loft apartments. These are the offers offered by USOINMOBILIARIO through its website, and the HOLDER, JOINT TENANTS, and USOINMOBILIARIO accept the content and conditions expressly established therein.
2. All rooms have a double bed, semi-orthopedic mattress, bedding and comforter, LED television, fan, closet, desk, among others; includes internet service, LED television, utilities (electricity, water, sewage, natural gas). Rooms are classified according to their class: Class A: studio apartment with private bathroom, dishwasher with two gas burners, kitchen cabinet with equipment, stove hood, microwave, refrigerator, blender, two-seat dining area or two-seat bar. Class B: Comfort studio apartment (provides comfortable furniture, generating a feeling of spaciousness and psychological satisfaction to the guest), with private bathroom, dishwasher with two gas burners, kitchen cabinet with equipment, stove hood, microwave, frost-free refrigerator, blender, two-seat dining area or two-seat bar.
3. The accommodation service fee includes: internet service, LED television, basic services (water, electricity, sewage, gas), use of the guest's laundry service, and use of the terrace: it has benches for enjoying sunny days with panoramic views of the city.
4. The accommodation service fee does not include: towel service, toilet paper, personal hygiene items, and laundry service by establishment staff or third parties, as well as food and cleaning services and disinfection of private areas.
5. The "Establishment" will provide accommodation to the "Guest" or joint tenants under the conditions agreed by the parties in the signed contract.
6. The studio room or studio apartment will be delivered properly furnished, in perfect condition for use and hygiene, as accepted by the guest or joint tenants upon signing the urban housing lease agreement. No refund or right of withdrawal under the consumer statute applies.
7. In order to maintain good living conditions, we have established internal rules for living together. These rules aim to respect the tranquility of everyone, as well as the silence of neighbors, and ensure good behavior and safety. Every resident has the right to private use of their room, with respect for coexistence and mutual tolerance. 8. Our rates are competitive in the market, offering different spaces to achieve a feeling of permanent comfort and independence and obtain highly valued spaces for demand according to the room type for one and/or two people. When a person stays occasionally for a month (30 days), they choose their stay flexibly. When you choose a monthly rate, there is a special rate whose cut-off date is the check-in date for a 30-day fraction. per day with a value of $75,000 for one person or $121,500 for two people, or you have the option to extend the lease for another month.
9. The guest acknowledges the accommodation rate and agrees to pay the full amount by bank transfer or in cash according to the advance check-in date recorded on the room and board contract registration card signed by the joint tenant(s). In the event of default due to non-payment of the fee, in the manner and form established herein, or any increases thereto, or failure to comply with THE TENANT's obligations established in this room and board contract or by law, THE LANDLORD shall be empowered to terminate the lease and relocate the studio room to another tenant. The LANDLORD may demand, including through legal proceedings, the restitution of the property, as provided in Article 14 of Law 820 of 2003. In this case, the room and board contract may be terminated before the expiration of the term by either party upon ten (10) days' notice, without compensation.
10. Payments made for reservation purposes or otherwise are non-refundable and do not apply to stays on other dates.
11. Cancellation and Refund Policy: I) For cancellations of the service requested before signing the rental agreement, cancellations may be made up to five (5) calendar days prior to the start date established in the agreement. No penalty will be applied to the client or joint tenants when a reservation has been made as part of payment for the total rental fee, and the fee will be fully refunded. II) If the client cancels the service five (5) days or less prior to the start date of the rental agreement, they will lose one hundred percent (100%) of the amount paid for the service under the rental agreement. III) If the client cancels the service during the term of the contract, he/she will lose one hundred percent (100%) of the amount paid without reimbursement for delivery of the property before the end of the term of the contract or its extension. V) Partial use of the day of accommodation after check out results in payment of the full rate per day.
12. You may not transfer the rental service or any rights or responsibilities arising from this Agreement to any other person without our prior written consent.
13. Any addition and/or modification to the maximum occupant limit indicated on the rental agreement registration card after the date of the agreement signed by the parties will result in a charge of three hundred thousand pesos ($300,000) per additional person per additional person, which will be collected upon check-in by the new occupant upon signing an ADDENDUM to the agreement.
14. Full cancellation of your stay is required to secure a reservation. We cannot guarantee a specific room for more than 5 calendar days, but we can hold one with similar characteristics. If you decide to extend your stay, we will try to accommodate you. However, we cannot guarantee the room for the following nights unless it is written on the rental agreement registration card. It is important for the guest to notify the administration manager one day in advance to confirm the stay, make payment, and check in.

19. Por respeto al descanso de las demás personas, se pide que los que escuchen música o televisión hagan uso de los auriculares o mantengan el nivel sonoro de sus equipos bajos. En cualquier caso a partir de las 22 horas deberá cesar cualquier tipo de ruido que pueda molestar al descanso de los demás, así como el descanso de los vecinos
20. Por favor apagar luces que no se estén utilizando en todas las áreas del hospedaje. Desconectar aparatos eléctricos, y fijarse bien que los quemadores de las cocina de gas estén bien apagados (en “OFF”) y cerrada la llave.
21. All rooms are non-smoking. Special areas of the accommodation are used for this purpose, such as the balcony and terrace. The establishment complies with the requirements of Anti-Smoking Law 1335 of 2009, which prohibits smoking tobacco or any other substance within the rooms.
22. No animals of any kind are permitted in the rooms or common areas of the accommodation without written authorization from the manager.
23. Residents must take care of their room, as well as the furniture and belongings; collaborate with other residents in the proper maintenance of the common areas of the residence and report any damages observed so that they can be corrected by the responsible person.
24. The guest assumes responsibility for all material damage, loss of linens, decorative objects in the accommodation, and damage caused by their companions. The amount must be paid by the guest in cash or by bank transfer.
25. The use of the wifi internet service to access illegal content or violate copyright laws, there are legal consequences consisting of civil and / or criminal liability (Art. 270, 271 and 272 of the CP) and others established in Law 679 of 2001, Law 1336 of 2009 and the regulations that complement, modify or replace it and Decree 1524 of 2002. The same consequences apply if you carry out the acts indicated in Article 262 of Decision 486 of 2000 of the Andean Community (Cartagena Agreement). The guest is solely responsible for the content and security of the information that is transmitted through its network. Carlos Alberto Zapata Mesa is exempt from any liability when the information transmitted by the guest is prohibited by law, is contrary to public order or good customs or is prohibited by Colombian legislation. 26. The guest agrees to comply with all the provisions of Law 1335 of 2009, which is added to and strengthened by Law 679 of 2001 / Resolution 3840 of 2009, which adopts measures to counteract and prevent the sexual exploitation of children and adolescents in tourism activities. Therefore, during their stay, they must respect and maintain an attitude that does not threaten the physical and psychological integrity of minors present in the accommodation. In case of non-compliance, the necessary measures stipulated by law will be adopted and the guests will assume the sanctions and penalties established by the Colombian state.
27. Guests agree to conduct themselves appropriately with the environment. Therefore, they must be aware that, according to Law 599 of 2000, the sale of wild flora and fauna is illegal, and that, according to Law 63 of 1986, the sale of cultural goods is prohibited. Failure to comply with these regulations will result in the legal consequences. Law 103 of 1931 promotes the conservation of archaeological monuments and/or cultural heritage in our region. Law 17 of 1981 is subject to the liability regime that regulates the protection of flora and fauna in our region.
28. Prohibited Content. The guest declares that he or she is aware of and complies with the legal regulations prohibiting content harmful to minors in any form of information on global networks, such as pornography and sexual exploitation, including Law 679 of August 3, 2001, Law 1336 of 2009, Decree 1524 of 2002, and Penal Code articles 218 and 219 Ha, as well as regulations that modify and/or supplement them. He or she also undertakes to prevent and not allow minors to access such content.
29. The Usoinmobiliario business establishment is not responsible for the loss of money or belongings of any kind. Usoinmobiliario's liability is limited to providing registered guests with accommodations for the duration agreed upon and paid for by the guest. Any injuries and/or injuries sustained by you or your belongings, or any losses of any kind (including food left by you), are your sole responsibility.
30. Furthermore, I am aware that if I/we are found to be engaging in misconduct in accordance with the accommodation policies, adopted and voluntarily signed by the guest in accordance with the code of conduct, I will be asked to leave the accommodation. I am aware that I am only guaranteed the room for the days previously specified on the registration card and/or room and board contract
31. NOTE: The establishment does NOT have rooms for disabled guests as regulated. Work is underway to adapt one to include our services to this population.
32. This document constitutes a Pension Contract that will regulate the provision of services by USOINMOBILIARIO to its JOINT TENANTS and which, in any case, will be integrated with the offers included on the website WWW.USOINMOBILIARIO.COM. Consequently, this document establishes the general conditions for the execution of the services offered and contracted by JOINT TENANTS, which are specified in the offers selected by them.
33. ACCEPTANCE OF TERMS AND CONDITIONS BY THE JOINT TENANTS. By accessing the website and/or any of the services offered by USOINMOBILIARIO, it will be deemed that THE JOINT TENANTS HOLDER is fully aware of the content of the offers made by USOINMOBILIARIO, and that he/she is aware and well informed of the time, method, and place of each of them at the time of requesting the service. In case of doubt, he/she must contact USOINMOBILIARIO prior to requesting any service, by email, since once the service has been reserved, it cannot be canceled or modified unless the exceptions described in item 11 of this Cancellation and Refund Policy apply. Once the provision of the service has been accepted by USOINMOLIARIO, it will be its exclusive responsibility to interpret the content of the offers presented on the website, supported by the explanatory communications sent at any time to the respective JOINT TENANT. In any case, the JOINT TENANTS HOLDER expressly declares that they accept any contract by which USOINMOBILIARIO decides to regulate these terms and conditions. By accepting these Terms and Conditions, it is assumed that the JOINT TENANTS HOLDER is aware of the level of risk involved in the activities offered by USOINMOBILIARIO, which are freely accepted by the JOINT TENANTS HOLDER, who assumes full responsibility for any damage caused to themselves or third parties during the performance of said activities.
34. As a Client, you are responsible for leaving the Accommodation in the condition it was in upon arrival; failure to do so will result in a cleaning fee of sixty thousand pesos ($60,000).
35. The duration of the contract is set by the Client (minimum one month). If, upon expiration of this period, neither party has indicated an extension, the contract may be terminated before the expiration of the term by either party upon ten (10) days' notice, without any compensation. Provided that the JOINT LESSORS have fulfilled their obligations and the LESSORS agree to the rent adjustments authorized by law.
36. You accept and agree that, as a Client, you are responsible for your own acts and omissions and are also responsible for the acts and omissions of any person you invite, or to whom you otherwise provide access, to the accommodation.
37. REQUIREMENTS THAT MUST BE MET BY THE JOINT TENANT SERVICE HOLDER. JOINT TENANT HOLDERS who are under 18 years of age must be accompanied by their parents, who will sign all documents on their behalf, or by a responsible adult duly authorized in writing by their guardian. Likewise, JOINT TENANT HOLDERS must present certifications/civil registry/permits/or any other suitable document that certifies this. It will be the HOLDER'S responsibility to present USOINMOBILIARIO with any additional information that they deem relevant. USOINMOBILIARIO declares that the only source of information to which it will have access will be that provided exclusively by the JOINT TENANT HOLDERS, which it will presume to be true, complete, and timely at all times. The lack of truthful, complete and timely information will be considered a cause for exclusion of liability of USOINMOBILIARIO.
38. CHECK-IN AND CHECK-OUT. JOINT TENANTS must respect USOINMOBILIARIO's check-in and check-out times. Check-in is set at 3:00 PM on the day of arrival, and check-out is at 12:00 PM; after this time, USOINMOBILIARIO may charge an extra fee according to the current rate.
